Meet Your Inspector

Randy Flanery

Hello Colorado!
Here's a snapshot of my history and my experience…
I began my career in home construction in 1989. I graduated from the Tile Layer's Union School in 1992 & became a sub-contractor in 2000 conducting bathroom remodeling and inspections for mold, improper water penetration prevention, fastener placement, and effective silicone placement.  I served four years active duty Navy on the USS Enterprise, three years at Fort Carson as a Construction Battalion - CB member (Navy SEABEEs), and an additional 14 years in the Air Force..

I retired from the military in June of 2021, as a reservist & an active duty member. I transitioned from bathroom only inspections to complete Residential home inspections. I use infrared thermal technology, moisture meter detection, combustible gas detection, elevated mold spore detection and radon canister instruments within my home inspections. Because ‘Signature Home Inspections, LLC’ uses the most up-to-date inspection devices this ensures a high-quality home inspection for our clients. *All military clientele is provided a 15% discount.

What We Inspect and Why

A home inspection is a visual examination of the home's major structure, systems, and components that are visible and safely accessible. Buying a home is typically the biggest investment you will ever make, so it's important to get a home inspection because the inspector can find and document defects that may or may not be obvious to you as a prospective buyer.  Such defects can range from simple replacements or repairs to severe damage or safety and health concerns.

  1. Interior, exterior, walls, windows, and doors

  2. HVAC (heating, ventilation, and air conditioning)

  3. Basement, crawlspace, and structure

  4. Fireplace

  5. Roof and attic

  6. Electrical

  7. Plumbing

We Educate Our Clients

During the home inspection, we will show you how everything in your house works, how to maintain it, and how to save home energy. Scientific evidence demonstrates a solid relationship between housing conditions and human health. I will make sure your home supports your health.

What Really Matters In a Home Inspection

My Promise To You

Choosing the right home inspector can be difficult. Unlike most professionals you hire, you probably won't meet me until our appointment. Furthermore, different inspectors have varying qualifications, equipment, experience, reporting methods, and pricing.

Ultimately, a thorough home inspection depends heavily on the individual inspector’s own effort. If you honor me by permitting me to inspect your new home, I guarantee that I will give you my very best effort.

This, I promise you.

TESTIMONIALS

Dustin Soriano

"Randy was an consummate professional! He was very helpful during the entire process. The inspection was very helpful as we received an itemized list of recommended fixes and repairs to our home. I highly recommend Signature Home Inspections to anyone preparing to sell their home, rent their home, or anyone simply wanting to maintain and fix their home. Additionally, Randy put me in contact with a vetted list of contractors who could perform the necessary repair work. I highly recommend Signature Home Inspections for your home inspection needs."

Codi Gail Hefner

"Randy was the best part of buying my first home. He was upfront, honest, and effective. His prices are fair (if not a bit cheap for the amount of work he did). He communicated effectively, let me follow/ask questions, and then gave me a booklet to further my home care savvy. I trusted him and he treated me like his family. I was so thankful for Randy's transparency, thoroughness, and integrity that I will be booking him in a few years to do my next inspection. Highly recommend. Oh, and bonus - he's funny so it'll be a good time plus thorough."

The Barbee's, Colorado Springs, CO

"I highly recommend Signature Home Inspections, Randy Conducted a very professional, detailed inspection before I put my home on the market. Thanks to his careful analysis, I was able to make necessary repairs before showing the house to potential buyers. The buyer of my home was so impressed with Randy's photographs and detailed descriptions that he decided to forego hiring his own home inspector and instead went with Randy's assessment. Randy answered all my questions about roof repairs and radon mitigation to my satisfaction and I was able to handle the needed repairs quickly and not hold up the sale of my home."

Dayton Meadows

"Absolutely, great post! I am an attorney in Morgantown W. VA, and I work cases involving fraudulent conveyance and failure to claim latent defects. Based off this one post, I can confidently say they are top tier inspectors."
